Amenities

Standard HOA Amenities include home site lawn maintenance, turf fertilization/limited pest control, and irrigation.  Also included, is access to numerous walking trails, a park with benches and a fishing pier on the Intracoastal, and usage of the pond with catch-and-release fishing. Access to the pond is located at 64 Longview Way N.

All homes/lots contribute to the shared infrastructure and maintenance between the homes and condos, such as the Entry/Landscaping, Guard Station/Security Service, Roadways, and Street Lights.  These shared infrastructure items are co-managed by Board Members from each of the HOAs with each property or unit paying an equal portion of these shared maintenance costs  (Cost Share) as part of the monthly assessment.

Phase II home sites are required to join the Club Amenities. Club Amenities include two pools (one heated), clubhouse access/usage, fitness center, and tennis courts.

Phase I owners may also join the Tidelands Club for an additional monthly fee (minimum of 3 months payable in advance).

  • All Infrastructure Amenities shared between the Homes and Condominiums
  • Mandatory Club Membership to use the Community Pools, Tennis Courts, and Gym for a separate fee payable to the Tidelands Clubhouse
